1. Why is 2920 Dundas West in the market?

Answer: The tenant is downsizing to smaller digs. The retail space on 2920 Dundas West is available for a new lease.

2. How much retail space is available?

Answer: Almost 3000 square feet (See pic at bottom). About 26′ Frontage. High 12′ ceiling. Lots of room for creative space management.

3. When is the space available?

Answer: The front 1600 square feet (with street access) is available immediately. Full 3000 square feet and basement will be available by December 2009.

4. How much?

Answer: Negotiable based on terms of the lease and the nature of business to be run out of 2920 Dundas W.

5. Why should I choose 2920 Dundas for my business?

Answer: Because it will be very profitable for your business to move in now. Toronto Life magazine called the Junction area “the new home of burgeoning numbers of young families and transplanted downtowners who have been priced out of the core”. It is a youthful vibrant neighborhood that is on the upswing and is in need of high-end services.

The Toronto Life explains why this is one of the most exciting commercial areas in Toronto today – “Several new condo developments including a revamp of the former Canadian Tire at Dundas and Keele, due to be completed in spring 2009 will increase density and up values further. The new West Toronto Railpath a pedestrian and cycle park along former rail lines is due for completion next summer.”

The building is newly renovated with all upgrades to the roof, hydro, electricals made within the last ten years. Reflects the owner’s pride in the building and in the neighborhood.

Last, but not least, the owner lives in the neighborhood and has a personal interest in seeing the community develop. Your interactions, now and in the future, will be with a person, not a property management company.

6. Where is 2920 Dundas? Actually, what is ‘The Junction’?

Answer: Here is 2920 Dundas on Google maps. It is located in ‘The Junction’ district (Area 90) of the City of Toronto. The Junction is named after the massive West Toronto Junction North of Dundas St. Here is a picture of how the City defines the area.

7. Who lives in The Junction? What are the age-income profiles?

Answer: The City of Toronto has released the 2006 census detail recently. You can get the census details from 1996, 2001 and 2006 here.

A couple of prominent facts from the 2006 survey. The fastest growing age group in the neighborhood is the 40-64 segment. From 2001 to 2006, these age groups grew upwards of 20%. The ‘working’ age group – as defined by the Census at 25-64 years, grew at an average rate of 10.5% from 2001-2006.

Average households incomes are growing. The numbers from the 2001 survey showed that the $100,000 plus family income group was the fastest growing segment. It grew at 19.1% from 1996 to 2001. Poverty has trended downwards over the same period. From the 2001 survey, the number of low income families have dropped over 34%.

8. Sounds like a great neighborhood. But… what if I do not need the full space?

Answer: Everything is negotiable.

9. What are the property taxes?

Answer: Estimated at $9K (for the commercial portion of the building). An additional $2.2K is due to the local Business Improvement Area annually.

10. What are the Gas + Hydro expenses?

Answer: About $3K for Hydro. About $4K for gas. Per year.

[We were inspired by this gentleman  in going green way before Kyoto. We made every effort to make 2920 Dundas West as efficient as possible. It shows in the annual utilities charges].

11. What is the parking situation?

Answer: Ample parking. Parking spots at the back of the building for the tenants. The North side of Dundas has restricted public parking during rush hours in the morning and evening. Street parking is free in the evenings and over weekends. There’s a Green P nearby.

12. What about municipal services?

Answer: Fire Station #423 is located at 358 Keele Street, M6P 2K7. Toronto police services 11 Division is located even closer at 209 Mavety St., Toronto, ON , M6P 2M1. No more than 200 metres away.

2920 Dundas is about 50 metres away from the Dundas-Keele intersection. Dundas Street West is serviced by the TTC bus number 40 that runs every few minutes to the Dundas West subway station. TTC bus numbers 41, 89 run North-South on Keele. The Keele subway station is under 5 minutes on the bus. In fact, the Keele, Dundas West, High Park and Runnymede subway stations are each less than 2 km away.

13. How do I contact you? Can I see the place?

Answer: Absolutely. But please do not bother the tenant by walking in. It is best if you send an email or drop a comment with your particulars to fix an appointment. We are not really that skittish, but these telemarketers can be bothersome so we would rather not put out a phone number where the web spiders can get to us. We are not a realtor, and we do have other business interests through the work day. Hope you understand.

The NEW Design Hotspot

Urbanscape’s (2959 Dundas) move here a year back has been a huge boost to the vitality of the neighborhood. But The Junction has always been a hotbed of creativity. Here’s a sampler.

At one end you have Martin Scott [or Shrek as Rita Zekas of the Star calls him], the proprietor of Forever Interiors (2903 Dundas). Martin sells furniture, but he’s no Bad Boy. Part artist, part visionary and all green, Martin not just recycles, he reinvents. A stack of floorboards has an avatar as a beautiful hallway mirror. Wood from a bowling alley floor comes back to life as a coffee tabletop. Martin counts Rachel McAdams as a client btw. So dont be surprised, if you’re in his store, and you get to rub elbows with film celebrities.

At the other end of the spectrum you have the cornerstone to the furniture business in the neighborhood. Actually that’s their name – the Cornerstone Interiors (2886 Dundas). You also have Post & Beam Reclamation (2869 Dundas) for whom the business has been so good, they are opening another store just across the street.

While Urbanscape is the newest entrant, they are not the only players on the arts scene in the neighborhood. Before Urbanopathy there was Latitude 44 (2900 Dundas) that carries original art by some of Canada’s best artists.

It may be too much to expect Karim Rashid or Tobias Wong to set up shop here, but we believe we are slowly gaining the critical mass to be THE hotspot for avant garde design in Toronto. Queen street, frankly, has jumped the shark.
